Factors & Considerations When Buying A Vacation Home

As you scroll through our past, available and future listings, we hope you’ll be wowed by the beautiful vacation homes, their amazing locations, and the way they spark your imagination. We select amazing locations and remarkable single-family homes across the country to invest, refurbish, furnish, own, use, manage, rent and ultimately get an ROI on your investment. Many factors go into the decision on a vacation home that is used for fractional ownership & short term rentals. Below is a short list of the many factors that we consider: 

Vacation Home selection criteria


Every Fractional VR is different, but these are some of the features we look for:

  • High-end. We see the most buyer demand for homes two to three times higher than the area’s median home value. We want to be the rose!

  • Desirable destinations. Our vacation homes are in or near popular vacation home destinations. Most are within driving distance of major metropolitan areas or accessible from nearby airports. We use stats from various sources to ensure high demand for short term rental, or vacations or escapes. 

  • Similar to area homes. We look for homes in neighborhoods with other top-tier vacation properties and a vibrant community of vacation homes. 

  • Premium amenities. Think hot tubs, chef’s kitchens, pools, roof decks or outdoor kitchens, depending on the region and climate.

  • “Wow” factor. We look for the "Wow" and insure it will look great in photos and even better in person.

  • Luxurious but livable. The home should feel special without sacrificing comfort or ease. Owners should be excited to show off their home, but equally comfortable just enjoying time their with family and friends.

  • Modern. Styles can range from industrial to mountain lodge, depending on the location, but homes are newer, with modern conveniences, or recently updated.

  • Refurbish: If we find a diamond in the rough we will refurbish it to modern standards ensuring all high end fixtures and fitting, appliances and amenities, ultimately driving up the curb appeal. 

  • Furnishing: Our in house interior designers select everything from luxurious casual furnishings with natural accents, to beautiful "objets of art", flat screen entertainment systems, hot tubs, a fully accessorized gourmet kitchen, cooking utensils, dish-ware, wine storage, secure on-site owners' storage facilities, garage parking, fully stocked game rooms, internet access, an abundant supply of towels and linens, and even mountain bikes and sleds.  Unmatched amenities that if purchased independently, would cost many times that of a fractional share.
